RENTAL INFORMATION
Office Hours
Truro Properties office hours are from 9:00 AM to 5:00 PM every day.
Delivery of Payments/Lease
TO AVOID FRAUD make all payments specified in a lease payable to "Truro Properties" and only deliver payments by mail at P.O. Box 894, North Truro, MA 02652 or in person at our office located at 535 Shore Road, North Truro, MA. Do not mail payments to any other address or send wire transfers. All rental correspondence and mailings should only be sent to P.O. Box 894, North Truro, MA 02652. There is no mail delivery to street addresses in Truro. If you use our office address for mailing purposes; it will be returned to you. If an email or telephone call seems suspicious you should refrain from taking any action until the communication has been independently verified as legitimate. Truro Properties is not responsible for payments sent to any other address or by wire transfer.
Rental Terms
All of our properties are Saturday to Saturday rentals unless otherwise noted in the Rate Notes. CHECK IN AT 3:00 PM AND CHECK OUT AT 10:00 AM.
Key Pick-Up
Tenants pick up the keys to rentals at our office located at 535 Shore Road (Route 6A), North Truro after 3:00 PM on the day of arrival. See the Directions to our office. If you will be arriving after 5:00 PM when our office closes, you need to make prior arrangements with our office for the keys to your rental. Please contact us ahead of time so that we can accomodate you.
Cleaning Procedure
The rental properties handled by Truro Properties have a standard professional cleaning included with each rental. The Truro Properties rentals are professionally cleaned between tenants and checked to ensure that the property is ready for your arrival.
Check-Out Procedure
Tenants need to depart the property location no later than 10:00 AM and leave the leased premises clean as specified in the lease. If excess cleaning is required an additional cleaning fee will be added to the cleaning fee specified in the lease. You must bring the keys to Truro Properties office by the time specified in the lease. (See the Truro Properties Check In Check Out Policy on the Rental Policy Page).
Linens Not Included
Most of Truro Properties vacation rentals do not provide bed linens or towels unless specified for the property. There are several rental services available including the Furies at www.thefuriesonline.com and Essential Rentals at www.essentialrentals.com that offer linens, cribs, beach chairs, umbrellas, etc.
State & Local Taxes
There is a Massachusetts short term vacation rental tax on single family homes and condominiums rented for a period of 31 days or less. The tax does not apply to properties rented for fourteen (14) days or less per calendar year. The short term vacation rental tax rate of 12.45 percent on the rental amount has the following components: 5.7% Commonwealth of Massachusetts; 4% Town of Truro; 2.75 Cape Cod & Islands Water Protection Fund. The Renter is responsible for paying the tax of 12.45 percent on the rental amount.
